Conjuntos cerrados integrados al entorno: Una propuesta de estrategias y operaciones tipológicas en la ciudad de Bogotá

Este trabajo final de maestría (TFM) busca contribuir desde el diseño urbano al diseño de futuros conjuntos cerrados que se integren al entorno en la ciudad de Bogotá. Se plantea que el problema de los conjuntos cerrados es la desintegración con su entorno, se clasifica la desintegración en 3 dimensiones (Física, temporal y funcional). El método empleado es el estudio de caso, el trabajo constó de tres etapas: una teórica, una analítica y una propositiva, en la primera etapa se realizó una definición desde el diseño urbano y se definieron 5 situaciones problémicas; en la segunda se elaboraron 2 instrumentos (ficha de análisis y matriz de evaluación) los cuales permitieron identificar buenas y malas prácticas para la integración; en la tercera etapa se establecieron 7 conceptos para la integración (la red como estructura urbana, límite, borde, frontera, un sistema abierto en el tiempo, el espacio colectivo y programa híbrido) se propusieron 5 estrategias y 12 operaciones tipológicas para aportar a la solución del problema, las cuales se ejemplifican por medio de tres escenarios de diseño urbano en la urbanización Metrópolis, Bogotá. Como resultado se encuentra que es posible y viable económicamente integrar el conjunto cerrado a su entorno mediante la aplicación de las estrategias y operaciones propuestas sin afectar las características en cuanto a control de accesibilidad del conjunto cerrado.Summary
Abstract: This final master's degree project (TFM) seeks to contribute from urban design to the design of future gated communities that are integrated into the environment in the city of Bogotá. It is argued that the problem of closed sets is the disintegration with their environment, classifying the disintegration into 3 dimensions (physical, temporal and functional). The method used is the case study, the work consisted of three stages: a theoretical, an analytical and a propositive, in the first stage a definition was made from the urban design and 5 problematic situations were defined; in the second, 2 instruments were elaborated (analysis sheet and evaluation matrix) which allowed identifying good and bad practices for integration; In the third stage, 7 concepts were established for integration (the network as urban structure, boundary, border, border, open system in time, collective space and hybrid program), 5 strategies and 12 typological operations were proposed to contribute to the solution of the problem, which are exemplified by means of three urban design scenarios in the urbanization Metrópolis, Bogotá. As a result, it is found that it is economically possible and feasible to integrate the gated community its surroundings through the application of the proposed strategies and operations without affecting the characteristics in terms of accessibility control of the closed set.Keywords
