Según la Agencia Internacional de Energía los edificios consumen la mayor cantidad de energía eléctrica en el mundo representando más de un tercio del consumo total final de esta energía, lo que los convierte en una fuente importante de emisiones de dióxido de carbono. Para contrarrestar el impacto negativo generado al medio ambiente, es menester que las edificaciones se construyan o se modifiquen teniendo en cuenta no sólo la racionalización y la conservación de los recursos naturales sino también los últimos avances en la tecnología. Por ejemplo, tejas o vidrios fotovoltaicos integrados por completo a la edificación. Éste documento presenta un modelo financiero que evalúa la viabilidad de utilizar este tipo de elementos en las construcciones colombianas teniendo en cuenta las particularidades del mercado local. Para cumplir este objetivo fue necesario identificar las necesidades del sector de la construcción y el impacto que tienen las edificaciones sustentables en el cuidado del medio ambiente. Posteriormente, caracterizar los elementos y establecer las estructuras de costos con base en los precios del mercado nacional. Por último, se desarrolló un modelo de evaluación financiera que mide el desempeño económico global de dichos elementos en 22 ciudades de Colombia. Como resultado de ésta evaluación, la teja fotovoltaica es el elemento constructivo que presenta mejores niveles de tasa interna de retorno en la ciudad de Arauca cuando los costos de inversión inicial son los actuales.Summary
Abstract: According to the International Energy Agency, buildings consume the largest amount of electrical energy in the world, representing more than one-third of the total final consumption of this energy, which makes them an important source of carbon dioxide emissions. To counteract the negative impact generated on the environment, it is necessary that buildings be built or modified taking into account not only the rationalization and conservation of natural resources but also the latest advances in technology. For example, tiles or photovoltaic glass completely integrated into the building. This document presents a financial model that evaluates the feasibility of using this type of elements in Colombian constructions, taking into account the particularities of the local market. To meet this objective it was necessary to identify the needs of the construction sector and the impact that sustainable buildings have on environmental care. Subsequently, characterize the elements and establish cost structures based on national market prices. Finally, a financial evaluation model was developed that measures the overall economic performance of these elements in 22 cities in Colombia. As a result of this evaluation, the photovoltaic tile is the constructive element that presents the best levels of internal rate of return in the city of Arauca when the initial investment costs are currentKeywords
