Resaltar las principales transformaciones y evoluciones de este primer crecimiento extracentro de la ciudad; insistiendo en la apropiación social y económica a través de más de siglo y medio, con los usos, edificios primarios y artífices; todo dentro del marco de la vivienda de comerciantes y cafeteros, que terminan en conformar, más que un sitio un ámbito estratégico, cargado de significaciones y valores en toda la historia pasada y futura de Manizales.
