Resumen
La teoría de precios hedónicos ha sido ampliamente aplicada para valorar bienes heterogéneos y en recientes investigaciones se ha usado para valorar efectos ambientales en los precios de bienes inmuebles. Este trabajo aplica dicha teoría en 20 proyectos de vivienda nueva en la ciudad de Tunja, para valorar los pisos en cada construcción dependiendo de características ambientales, estructurales y de vecindario. Mediante el método de mínimos cuadrados ordinarios se encontró que para los pisos 1 al 10 de distintos proyectos de apartamentos, las variables ambientales son las que tienen mayor influencia en la formación de precios por metro cuadrado. Se recolectaron datos de 27 variables, algunas de las cuales fueron tabuladas de encuestas directas a las empresas constructoras y otras mediante el software Autocad, exactamente variables de distancia sobre el plano de la ciudad de Tunja.
Abstract. The hedonic price theory has been widely applied to assess heterogeneous good sand recent researches have been used to assess environmental effects on property prices. This work applies the theory in 20 new housing projects in the city of Tunja, to assess the floors in each building depending on environmental, structural and neighborhood characteristics.
