Resumen: Este trabajo final, estudia, analiza y resume dos certificaciones de edificios sostenibles pioneras en el mundo, Leadership in Energy and Environmental Design (LEED) y Building Research Establishment's Environmental Assessment Method (BREEAM) en la modalidad de operación y mantenimiento, además de normas y estándares internacionales relacionados con la gestión energética, tales como: la norma ISO 50001, los lineamientos y metodología de Energy Star y la Directiva 2002/91/CE del Parlamento Europeo. Tras la documentación y análisis de estas propuestas metodológicas, se plantea una metodología de gestión energética de edificios comerciales, la cual recopila, de las certificaciones, normas y estándares antes descritos, aspectos importantes y aplicables en Colombia que permitan conocer, gestionar, evaluar y comparar el consumo energético de una edificación
Abstract: This Final Project, studies, analyzes and summarizes two pioneers certifications of sustainable buildings in the world, which are LEED®: Leadership in Energy and Environmental Design, and BREEAM®: Building Research Establishment's Environmental Assessment Method in the category of Operation and Manteinance, moreover this project approached some rules and international standars related with energy efficiency, such as: ISO 50001, guidelines and methodology of Energy Star, and 2002/91/CE of the European Parliament normativity. After the documentation and analysis of these methodological proposals, an adapted methodology for energy management in commercial buildings is proposed, which collects from the certifications, regulations and standards described above, important aspects applicables in Colombia, that allows learn, manage, evaluate and compare aspects of energy consumption for buildings. Part of this methodology was applied in the building of headoffice of Bancolombia during the LEED certification process, some of these results will be illustrated in this final project
