Abstract

This document shows the application and adjustment of the project pre-feasibility methodology for the formulation of a business model with real estate emphasis based on Design Thinking, which was developed in the consultancy carried out by the National University of Colombia for CASUR in 2019. This methodology is applied to develop the pre- feasibility of a construction project, and to formulate a business model that makes it possible to make a heritage building that requires intervention profitable, in order to validate the hypothesis that suggests that the aforementioned methodology can be replicated in other similar properties, to make profitable institutional assets. The methodology stands out for a logical and intuitive elaboration of each one of the pre- feasibility components, which allows the development of several models and feasible scenarios that are evaluated with different criteria. It differs from traditional pre-feasibility studies as it is based on the profitable management of institutional assets that cannot be sold, which is common and evident in heritage buildings, whose maintenance and updating costs threaten their conservation. The case study is the Universitary Residences 10th of May (RU10M in Spanish), a thirteen- story building located in Bogotá, declared an asset of national cultural interest as it is part of the Antonio Nariño Urban Center (CUAN in Spanish). This property is operated by the University Residences Corporation (CRU in Spanish). The method reveals the development potential of the property based on its strengths and opportunities, likewise it presents different feasible scenarios given the internal conditions and limitations and the context, to be evaluated actively and with different criteria, through the proposed method. to guide the selection of the best alternative to develop
