Resumen
Este trabajo final de maestría profundiza en las transformaciones habitacionales del barrio San Bernardo, ubicado en Bogotá D.C., en la localidad de Santa Fe, entre la Calle 1.ª (sur), la Calle 6.ª (norte), la Carrera 10.ª (oriente) y la Avenida Caracas (occidente). El barrio se toma como caso de estudio debido a los procesos de cambio que ha experimentado desde la década de 1920 hasta 2024, visibles en la evolución de sus tres sectores (norte, centro y sur), en los fenómenos constructivos que lo han caracterizado y en las variaciones tipológicas de la vivienda, tanto en su estructura interna como en su configuración externa. Estas transformaciones reflejan dinámicas sociales, públicas, habitacionales y económicas que han incidido en su desarrollo urbano.
Este TFM identifica las posibles causas de los cambios espaciales a escala barrial que han afectado las dinámicas habitacionales, por medio de métodos cuantitativos y cualitativos, los cuales permiten analizar los diferentes cambios de las viviendas y su causa. En este análisis se hace una revisión general de la normativa que se ha aplicado al barrio y cómo se ha implementado en diferentes momentos entre 1997 y el 2025.
El diagnóstico del “Caso San Bernardo” se desarrolla mediante el análisis del sector norte (actualmente demolido), la revisión de las tipologías residenciales y sus usos, y el estudio comparativo con los sectores centro y sur. Este proceso permitió identificar factores que disminuyen el confort lumínico, la ventilación y las áreas mínimas habitables. Asimismo, se analiza la vivienda modificada a partir de los conceptos de habitar y construir, flexibilidad e implosión, crecimiento controlado, y “caja y estuche”. El trabajo culmina con recomendaciones relacionadas con los modos de habitar de los distintos grupos residentes. Al final para entregar recomendaciones desde la gestión hasta una propuesta flexible en la vivienda que permita fortalecer los modos de habitar y el entorno. (Texto tomado de la fuente)
Abstract
This TFM examines in depth the housing transformations in the San Bernardo neighborhood, located in Bogotá D.C., in the Santa Fe locality, bounded by Calle 1 (south), Calle 6 (north), Carrera 10 (east), and Avenida Caracas (west). The neighborhood is taken as a case study due to the processes of change it has undergone from the 1920s to 2024, evident in the evolution of its three sectors (north, center, and south), in the construction phenomena that have characterized it, and in the typological variations of housing, both in its internal structure and external configuration. These transformations reflect social, public, housing, and economic dynamics that have influenced its urban development.
This TFM identifies the possible causes of spatial changes at the neighborhood scale that have affected housing dynamics, through quantitative and qualitative methods that allow for the analysis of different housing transformations and their underlying causes. The research includes a general review of the regulations applied to the neighborhood and how they have been implemented at different moments from 1997 to 2025.
The diagnosis of the “San Bernardo Case” is developed through the analysis of the northern sector (currently demolished), the review of residential typologies and their uses, and a comparative study with the central and southern sectors. This process made it possible to identify factors that reduce daylight comfort, ventilation, and minimum habitable areas. Likewise, modified housing is analyzed based on the concepts of dwelling and building, flexibility and implosion, controlled growth, and the “box and case” approach. The study concludes with recommendations related to the modes of inhabiting of different resident groups, ultimately providing guidelines ranging from management strategies to a flexible housing proposal aimed at strengthening both living practices and the surrounding environment.
